We are fully licensed, insured and experienced. With thousands of inspections and just as many happy customers we have a grown our business into a thriving and in demand business that our clients love.  

In 2020 70% of our business were repeat/past customers or direct referrals from our past clients! And this number keeps growing each and every year.

Our pricing varies depending on the location of the property, the size and the type of the property to be inspected.

We will typically ask these questions to gain a better understanding, and to ensure we can provide you with the most accurate and fair pricing for your inspection that we can offer.

We know we aren’t the cheapest - nor the most expensive - however we do aim to offer a competitive price and deliver outstanding results and service to each and every client.

Your completed property inspection report will be emailed to you in a PDF format. 

Inspection reports are emailed out to you the next business day AM after the inspection has been completed. 

If you do require the report urgently due to timeframes within your contract, please let us know when making the booking and we will accommodate this where possible. 

A picture can tell a thousand words!

That’s why our reports will include plenty of photos of any items of concern.

We pride ourselves on producing quality reports, and not just a few pages of small font that contain little or no actual information about what is wrong.

We certainly will! We ask you have a read through the report first and then arrange a time with us to go through the report and any questions you have.

If you cannot attend the inspection, we can contact you straight after the inspection, and we can let you know if there are any significant items that you may need to act on straight away.

Please request this at the time of booking in your inspection.

First Choice Inspections is fully insured with Public Liability and Professional Indemnity Insurances.

If defects are found during the property inspection, First Choice Inspections will explain their significance with regards to the property and make recommendations to rectify.

Occasionally something can come up that requires further advice from other professions including engineers, plumbers, landscapers etc. We will advise if you should have these further investigations carried out.

The external roof is inspected, but only if it can be safely reached from a 3.6m ladder.

For some two-storey homes, this means the roof is only inspected from ground where possible, in these instances a separate roof report from a roofing contractor should be considered.   

Roof voids are inspected as long as there is an acceptable and safe access point to enter through.

Absolutely! We aim to ask this question first when we speak with you, “when are you available to come along for the inspection”.

We will then endeavour to work our schedule to your availability so you can come along.

During the inspection we feel it is a great time for you to spend some more time in the property to do all the things you may not have time to do yet (is your fridge or washing machine going to fit is a common one!)

We ask you don’t follow us around during the inspection as this does create a distraction for us which can then mean we may miss things!

It is very important for us to remain focused and go about our usual routines and checks during the inspection. By stopping and starting and talking through the inspection we can lose our rhythm and focus quite easily.

We will always finish the inspection by showing you what we have identified and what our main concerns are, and go through any questions you may have.

Typically we work Monday to Friday. In some special circumstances we can accommodate the occasional Saturday booking however we do try and make weekends our time with family and have a break.

We hold a QBCC Low Rise Builders License, Completed Residential Building Inspection Licence, Termite Management Licence, Pool Safety Inspection Licence and are qualified Asbestos Assessors.

You can pay by Cash on the day, Credit Card (via the link on your invoice) or by bank transfer.

Unfortunately not. We have to carry out a visual inspection only and can’t remove or touch any items or belongings in the house.

You have to understand a house with furniture and stored items does present a greater risk of items potentially being concealed.

Please make sure you read and understand the pre-inspection agreement that will be sent to you prior to your inspection as this goes into more details about what we can and can’t do and how we can be limited during the inspection.

“Pest” is a generic term used to shorten “timber pest” which is what the actual inspection and report is titled. We are inspecting for “Timber Pests” during your inspection which are – Termites, Wood Decay Fungy (wood rot) and Wood Borers. Consider these as economical pests IE – they will cause costly damage to your home.

Household pests – typically cockroaches, spiders, ants etc are considered hygenic pests and aren’t something we are looking for, nor document, in our inspection reports.

We do recommend you carry out a full general pest control treatment of the property you are purchasing prior to moving in. Treating a house before furniture is moved in is the best time to compete a thorough treatment of all areas.

Typically no. We recommend our clients carry out these checks during the pre settlement inspection of the home to ensure they are in good working order. We focus on the building and its structure during our inspections to ensure you aren’t left with extremely costly defects you may not have considered or realised.

If you are the buying the property without having inspected it yourself or are not in a position to carry out these checks yourself please let us know when booking the inspection and we can complete additional checks as required and document the outcome.
